The general process steps are as follows;

  1. Suitable land is sourced, and an offer to purchase, subject to successful on sell, is executed with the land owners;
  2. A non-refundable deposit is paid to the land owners (typically 5% or in cases of land values less than $500k – 10%).
  3. Predevelopment is completed (LIDAR, bathymetry, master planning, designs, BOQ’s, working drawings) in consultation with local government departments, consultants, architects and designers, and within the regulations for development.
  4. The investor markets the development with completed master plans, and upon receipt of a suitable offer to purchase, the investor completes the land purchase and on sells it.
